Most people run from bad tenants. I run toward them.
When I see high turnover, late fees, and huge rent gaps I see untapped cash flow.
Why? Because those are signs of a broken system and broken systems are where real money is made. While others chase polished deals with perfect tenants I look for operational chaos. Because that’s where you create value out of thin air.
But here’s what’s different right now
Inflation is still high, interest rates are climbing again, and new tariffs are shaking up the economy. I’m hearing directly from banks and brokers capital is tightening and buyers are getting nervous.
That’s why old advice no longer works. The wealthy are moving fast shifting money into assets that hedge inflation and throw off real cash flow.
